A typical project has been developed to promote the construction of wooden buildings
In order to promote the availability of low-cost, including operating costs, ergonomic, easy-to-use and energy-efficient housing, a typical construction project for a multi-apartment residential building based on modular wooden constructions has been developed, the Ministry of Economy informs. The standard project is intended for both municipalities and other real estate developers for the development of the housing stock and apartment rental market. “Last year, we offered a typical project for the construction of reinforced concrete multi-apartment residential houses. Twelve municipalities confirmed that they plan to use it for the construction of low-rent housing, and I hope that soon we will be able to observe the appearance of such buildings in various Latvian cities. At the same time, my priority as Minister of Economy is to develop wooden construction in Latvia, using local building materials for this purpose. Last year, we signed a memorandum of cooperation with the construction industry, non-governmental sector and state capital companies for more active use of wooden building materials in construction. Therefore, we have taken the next step and this year we are offering a typical project for the construction of a wooden multi-apartment building,” comments Minister of Economy Jānis Vitenbergs. The typical project is intended for the construction of a multi-apartment residential building with five above-ground floors, a basement and one or more sections (stairrooms), each with 29 one- to four-room apartments. Each section also has an elevator. It is possible to adjust the standard project by reducing or increasing the number of sections (staircases). The apartments are also adapted for people with mobility impairments. “The developed model project is an important tool for local governments to promote the availability of new, modern, energy-efficient and economical housing in the regions of Latvia, as well as the development of the national economy, because the model project is mainly intended to use local building materials. In addition, significant public funds for the development of new construction projects will also be saved,” says the Minister of Economy. The typical project is designed so that it can be easily adapted to any location. In a typical project, detailed documentation of the construction plan has been developed, drawn up and completed in accordance with all valid regulatory enactments, for all parts of the construction project that do not change depending on the location in the buildings, such as architecture, building structures (except foundations and basement structures), internal engineering systems, internal decoration and economic part . All mentioned parts of the typical project were developed in the Building Information Modeling (BIM) environment, therefore BIM models are also available for them. In the economic part of the type project, all works, materials, equipment included in the type project and objectively necessary are detailed and accurately described, and their specifications and volumes are accurately described.
