indicate already in the ad, but when meeting in person it is also good to show the invoices of the last months in order to give more precise information about the expected costs. As the next point, which helps to prepare the ad better, is to publish as many pictures as possible. In addition, it is desirable that the pictures are not only of the apartment itself, but also of the stairwell and the building as a whole. Because
the more pictures are attached to the ad, the more accurate information can be conveyed and to promote interest in the offer. Sometimes the question is heard whether it is better to have the apartment empty or fully furnished in order to rent it out more successfully. There is no unequivocal answer here, however, very often tenants would like to have everything already prepared and not require additional investments. It should be kept in mind that there is a possibility that the tenant will ask to remove some furniture. Then you should understand whether there is a place to store it, or consider the option of selling it. The point about parking is important, especially in places where it is not so freely available. Whether to include it or the parking fee in the rental price or to indicate it separately – opinions are divided there as well, because it depends very much on the location of the apartment. It should be noted that this will not always be relevant for all tenants. As well as being direct about how many parking spaces are available in common areas. A very important point that must be mentioned right away in the ad is about pets. It is advisable to specify both if there are no objections and even if you do not want a tenant with a pet. Perhaps there are some exceptions, then including it in the description of the ad facilitates communication for both parties involved. Already at the inspection of the apartment, the lessor should make sure of the functioning of the water/sewage system, by running the water in the sinks in a very basic way. However, if you have problems finding a tenant even with a well-designed advertisement and comprehensive pictures, then most likely the asking price is too high.
