Apartments for rent in Riga

Most have had contact with rental apartments. Either by renting the property yourself, or by coming across it through the prism of the experience of relatives and friends. Situations tend to be different, but what are the important things to pay attention to so that both parties are satisfied with the transaction. Let’s look at what to pay attention to when creating an ad, as well as what stereotypes have been created. During the last 2 months, there is a tendency to decrease the supply of Riga’s apartment rental market, which could be related to greater sales activity as spring approaches. The most popular price category is definitely 150-300 Eur/month, which is mostly 1-2 room apartments. It is closely followed by the 300-600 Eur/month category, which already includes a much wider variety of apartments. One of the reasons why people choose to rent is because there are no big and long commitments – it is possible to test different types of apartments and places to find what you like best. However, Tribus reminds you to always be careful with rental agreements and it is advisable not only to read them carefully yourself, but also to consult about the nuances of this agreement in order to avoid unwanted surprises. There are several things that are very important from the tenant’s point of view, both in the apartment itself and in the advertisement. Of course, the very first question is about the amount of utility payments. Cost amplitude can
indicate already in the ad, but when meeting in person it is also good to show the invoices of the last months in order to give more precise information about the expected costs. As the next point, which helps to prepare the ad better, is to publish as many pictures as possible. In addition, it is desirable that the pictures are not only of the apartment itself, but also of the stairwell and the building as a whole. Because
the more pictures are attached to the ad, the more accurate information can be conveyed and to promote interest in the offer. Sometimes the question is heard whether it is better to have the apartment empty or fully furnished in order to rent it out more successfully. There is no unequivocal answer here, however, very often tenants would like to have everything already prepared and not require additional investments. It should be kept in mind that there is a possibility that the tenant will ask to remove some furniture. Then you should understand whether there is a place to store it, or consider the option of selling it. The point about parking is important, especially in places where it is not so freely available. Whether to include it or the parking fee in the rental price or to indicate it separately – opinions are divided there as well, because it depends very much on the location of the apartment. It should be noted that this will not always be relevant for all tenants. As well as being direct about how many parking spaces are available in common areas. A very important point that must be mentioned right away in the ad is about pets. It is advisable to specify both if there are no objections and even if you do not want a tenant with a pet. Perhaps there are some exceptions, then including it in the description of the ad facilitates communication for both parties involved. Already at the inspection of the apartment, the lessor should make sure of the functioning of the water/sewage system, by running the water in the sinks in a very basic way. In this way, you can observe whether it is being drained well, as well as whether there are no funny smells.

This is one of the problems that already living in an apartment is ungrateful to eliminate. Advertisements have been observed emphasizing the priority of tenants not having children. Which could be explained by the potential noise level or additional wear and tear on the apartment. However, I would like to leave it in the stereotypes section, because in reality every family is individual and absolutely all children cannot be put in “one box”. There are also landlords who prefer guys or, on the contrary, women as potential tenants. The most popular stereotypes are that the woman will be more tidy or that the guy will be more stable and if she starts living with her second half, then most likely the lady will move in with the guy. Such a gender preference could be a valid point if only one room is rented and the common areas are shared. However, seeing the conditions, with an emphasis on the external appearance, Tribus invites you to be careful and evaluate why there is such a condition (for example, rent to a young, beautiful girl). On advertisement portals, such as ss.lv, it is also possible to report an advertisement if you see it as inappropriate to some extent. The ad is definitely worth publishing on several channels (ss.lv, facebook groups), thus reaching a wider audience. However, if you have problems finding a tenant even with a well-designed advertisement and comprehensive pictures, then most likely the asking price is too high. Usually, lowering the price almost always results in finding tenants very quickly.
