How is Moscow Forshtat developing?
Although many people associate Moscow’s Forštate with not the best things, is it possible that this Riga microdistrict has good future potential? Looking at Google maps, the Moscow Forshtaet is marked from Origo to the Acropolis, offering a very wide spectrum of buildings. In this district there are both wooden buildings and pre-war buildings, there are even Soviet-era apartment buildings, as well as parks and easily accessible commercial buildings on Krasta Street. Although currently the microdistrict is still at the beginning of its development, it still has great potential. Both the location – close to the center, and the interesting architecture, as well as future projects in the neighborhood of the micro-district. More and more buildings are being renovated, which allows you to buy what is no longer available in the center at a very reasonable price. There are many factors to consider when considering the purchase of property in Moscow’s Forstadt. First of all, the overall condition of the house and how it has been maintained must be carefully assessed. Of course, there are always electric heating elements as a heating option, but even in this option it is necessary to make sure whether the electrical installations of the building are suitable for this load. In order to evaluate the potential of the investment, it is necessary to understand what the purpose of the property will be. Is it purchased for own use or to be rented out. It is possible that if you buy an apartment in a bad condition and carry out capital repairs, the final costs will be half as much as in an equivalent (size and location) apartment in an already renovated building. If the chosen property has a plan for its renovation (facade, stairwells, etc.), then in the long term it would be a successful deal. However, if the restoration of the property is not in the immediate plans, then it is necessary to understand whether it is really worth investing to put one apartment in order, while the overall condition of the building is only deteriorating.
