In Riga, changes in the glazing of loggias
With the start of the implementation of the new Riga territorial planning, changes in the glazing of loggias have come into force, which simplifies the coordination procedure – construction planning documents are not required for glazing loggias in buildings of the second and third groups, if the glazing is carried out in accordance with the model sketch of glazing of loggias for typical residential buildings approved by the municipality. Architectural sketches of loggia glazing of serial residential buildings (series 103, 104, 119, 464, 467 and 602) are available in the annex “Glazing solutions for loggias of typical multi-apartment residential buildings” to ensure a unified visual image of the buildings. By agreement in accordance with the procedures established by the Apartment Property Law, co-owners of a serial residential building can choose the sketch offered by TIAN or develop an individual glazing solution for the building’s loggias. In the first case, construction documentation does not need to be developed and the application need not be addressed to the City Development Department of Riga City Council (PAD). In the second case, a certified architect must be invited, who will develop a sketch of the visual appearance of the building and the glazing of the relevant facade, which must be coordinated with the RD PAD, by submitting an explanatory letter for the restoration of part of the building in the Construction Information System (BIS). In both cases, each apartment owner can have his loggia glazed at his own time. It is also possible to use a sketch of the visual appearance of the building and the glazing of the relevant facade previously agreed upon by the building authority. In this case, you should contact the building manager or PAD for information. If a sketch of the visual appearance of the building and the glazing of the relevant facade has already been agreed upon in the PAD (before 01.09.2021 at the Riga City Building Authority), it must be taken into account and can be used in the future glazing of the building’s loggias. It is not allowed that different variants of loggia glazing are used within one facade.
