In several cities, apartment prices are approaching the level of Riga

Māris Laukalējs, a member of the company’s board and head of the evaluation department, mentions the connection with the price dynamics of new projects as one of the factors of the price increase. “The price increase for serial apartments in the capital by 9.9% can be regarded as high. One of the most significant influencing factors can be considered the rapid development of the new project segment and the price increase in it. The more significantly the price increases in new projects, the higher it also becomes for serial apartments. On the other hand, the following trend can be observed in micro-districts – in places where the price was already high before, the increase was smaller, but the price increase can be seen in other micro-districts,” says M. Laukalējs. A similar situation can also be observed in Pierīga, that in several cities the prices of apartments are approaching the level of Riga. “Outside Riga, prices are rising in several populated areas. For example, Kauguros had atypically low prices until now, and we had already pointed that out in our market research. Also in Jelgava, prices for apartments were low, but the expected increase was only a matter of time. While the apartments were available in bulk, prices were lower, but as the supply dwindled, prices began to rise sharply. The situation will not be exactly the same everywhere. Prices in Pieriga will be lower, but forecasts show that this difference will shrink,” admits M. Laukalējs.
