Permission has been received for the start of construction of the second phase of the Press House block
Real estate project developer “Lords LB Asset Management” has received permission from the City Development Department of Riga City Council to start construction of the second phase of “Press House Quarter”, where it is planned to build a nine-story multi-functional office center, integrating a modern educational institution. It has already been reported that at the beginning of 2022, the developer received a building permit for the design of the second stage. After the fulfillment of design and construction conditions, a permit has been issued to start construction. In the coming months, the developer plans to announce the procurement for construction works. After evaluation and approval of procurement results, construction works could start at the end of 2023. The authors of the architectural vision are internationally recognized architectural offices – Danish specialists “PLH Arkitekter” and “Arhis Arhitekti” led by Andras Kronberg. The second development phase of the project will include an A-class office with spacious premises on an area of 26,600 m2 and a 5,000 m2 spacious modern educational institution with two-level terraces and a gym. The second-order buildings will be surrounded by the well-arranged Zunda canal bank and neighborhood infrastructure. The office building will be flexibly adaptable to the individual needs of each tenant. It will consist of two parts connected by air bridges, so a part of the building can be rented by one anchor tenant, while companies with a hybrid working model will have access to smaller premises, adapting one floor for up to three tenants. Between the buildings will be a glazed atrium, which will provide additional natural light, and wooden terraces at different levels, providing an area for relaxation and informal conversation. The first floor will house a conference center, as well as a large dining and shopping area. For the convenience of employees, there will be a spacious bicycle storage room with showers and changing rooms in the basement. “We want to bring Riga closer to a modern European-level business center by creating modern office premises and environment. In order for the block to blend harmoniously with the city, we will also take care of the cleaning of the outdoor space and the surrounding infrastructure by creating a Zunda embankment promenade and greening the area. The two second-order buildings will also be surrounded by a promenade with greenery. We especially think about the fact that the territory of the block serves every resident and guest of the city. We believe that residents and businesses will appreciate a well-arranged Zunda canalside as an invaluable contribution. With such a project, Riga will become more and more like the leading European countries, where it is pleasant to live, work and enjoy life!” says project representative Irēna Viļuma. The office center will be built according to BREEAM “Outstanding” and nZEB or almost zero energy building standards, and the educational institution according to the requirements of the BREEAM “VERY GOOD Fully fitted” sustainability standard. In the construction of the entire “Press House Quarter” project, a significant emphasis was placed on energy efficiency and infrastructure, the choice of environmentally friendly materials, environmental accessibility, sustainable management and the creation of a healthy working environment.
