The Elemental Skanste office building will be built by Merks for 49 million euros

The Estonian company “Kapitel” and the Latvian construction company “Merks” have signed a contract worth almost 49 million euros for the construction of the office building “Elemental Skanste” in the Skanstes Street area of ​​Riga.

The total investment of “Kapitel” in this project amounts to about 60 million euros. The construction of two interconnected 10-story buildings will be completed in the spring of 2023. The total area of ​​the connected buildings will be 33,500 m², of which 21,000 m² are planned as class A rental space. In addition to office space, there is also a conference center, a so-called co-working area, a bicycle shed for 400 places, showers, changing rooms, as well as various catering and service areas. Around 500 parking spaces will be completed at the same time as the building, including 200 spaces on the floors below the buildings. “Elemental Skanste” development project will develop Skanste district as the new business center of Riga. The “Elemental Skanste” project is a next-generation office building in Riga, characterized by architecture and modern technological solutions. The buildings are energy efficient and designed to achieve an ‘excellent’ rating in the international BREEAM standard. We use environmentally friendly energy thermopiles, which make it possible to use only naturally renewable energy resources during the transitional periods of heating and cooling seasons. The office premises have a top-class indoor climate, the floors are three meters high, and the raised floors provide flexibility for changing the room layout,” says Rasa Auziņa, project manager of “Elemental Skanste”. The building designer is the Estonian company “PLUSS Architects”. This is the first stage of the Skanste development project. In the future, Kapitel plans to build three additional office buildings and a multi-story parking lot here.
