The first low-rent house is being built in Jelgava

In Jelgava, Ganību Street 54, where SIA “Jelgavas Īres Nami” is building two low-rent houses with 116 apartments, part of the modular structures of the first house has been installed.

According to the developer, such modern construction technology will allow the construction of all five floors of the first building of the house in less than two weeks. The first phase of the project is expected to be completed and the building put into operation next summer, so that the first apartment tenants can be welcomed in the fall. The apartments will be rented out to households registered in line according to the rental procedure provided for in the binding regulations of the Jelgava Municipality. Residents who meet the conditions are already invited to apply to the Jelgava municipality and register in the rental apartment register.

“We have chosen to implement this project using modular construction technology, which is particularly popular in Scandinavia and, in my opinion, corresponds to one of the highest levels of construction craftsmanship. When building with such technology, not only high skills and previous experience are very important, but also the common understanding and ability of all involved parties – architects, engineers, designers, technicians, structural manufacturers, assemblers, builders and developers – to cooperate at a very early stage of the project. In this way, we are able to ensure the highest quality requirements for the building and apartments, because the modular constructions are produced in closed rooms, with controlled heat and humidity levels, without the influence of the surrounding environment on the constructions and interior decoration of the premises” explains Jānis Lagzdiņš, a member of the board of SIA “Jelgavas Īres Nami”. The new building complex will consist of two five-story residential buildings with high-speed elevators. Each building will have 58 apartments of various sizes with full interior decoration and plumbing, as well as kitchen furniture and appliances. For the construction of these rental houses, SIA “Jelgavas Īres Nami” has attracted financing from the development financial institution “Altum” in the amount of 11.36 million euros, which is provided with the financial support of the Recovery Fund, while the total cost of the project is 13.10 million euros. This program and the financing of the Recovery Fund provide a loan for the construction of residential rental houses in the regions with the aim of promoting the availability of housing for households at an affordable rental price. As stipulated by Cabinet of Ministers (MK) regulations No. 459, residents whose income does not exceed a certain threshold depending on the number of people in the household can apply for low-rent apartments, for example, when applying for a two-room apartment, the total gross income cannot exceed 2437 euros per month. On the other hand, the rent cannot be higher than 6.39 euros per square meter, which can be indexed every year. The income criteria will also be increased every year according to the inflation rate.
