The multi-apartment buildings of series 467a built in Soviet times are operationally safe

The multi-apartment buildings of the 467a series built in Soviet times are safe for further operation, the Ministry of Economy (ME) has concluded in a study. The study surveyed 10 (ten) apartment buildings of the 467A series in various micro-districts of Riga – Zasulauk, Vecmīlgrāvi, Pļavnieki and Krasta massif, which were commissioned in the period from 1973 to 1988, which was the first and last year when the buildings of this series were built in Latvia. During the survey and research of the buildings of the 467A series, no such defects and damages of the load-bearing structures and elements were identified, which may affect the loss of their load-bearing capacity and the safe operation of the buildings. During the investigation of the buildings, no damage to the load-bearing structures and support points or other signs indicating deformations and loss of mechanical strength and stability were found. Building-bearing structures of the 467A series do not require reinforcement. In general, they are in satisfactory technical condition and the operation of the buildings is safe. At the same time, in order not to deteriorate the technical condition of buildings and to continue their safe operation, such works as restoration of bearing elements – columns and beams, restoration of the surface of roof elements and protection against the effects of climatic factors – installation of roofing, sealing of seams of intermediate panels and roof elements, as well as spares in an emergency situation must be carried out immediately dismantling or restoration of aisle roofs. In order to reduce the cost of carrying out these works for citizens, the Ministry of Economy offers standard solutions for strengthening the nodes of the building’s supporting structures. Due to the complex configuration of the roof, a typical solution of the roof structure has been developed, intended to protect reinforced concrete structures from the aggressive environment, extending their longevity, while simultaneously simplifying the roof structure. In order to ascertain the technical condition of the existing housing stock, the Ministry of Economy plans to conduct a study of the mechanical strength and stability of all series of multi-apartment residential buildings by 2025. This year, the study of multi-apartment residential buildings of the 103 series is being conducted. The multi-apartment residential buildings of this series are located both in the cities and regions of Latvia. As part of the research, it is planned to survey at least 15 buildings. The evaluation will be carried out both for the typical project of five-story residential buildings developed by “Pilsētprojekts” and for the project of three-story buildings in rural areas. Similar to the surveys carried out in previous years, this study will also basically be based on an in-depth assessment of the technical condition of the structures in order to assess the technical condition of the buildings, as well as give recommendations for the appropriate future operation of the buildings.
